I have been a long time Chico resident since 1974, like everyone else I fell in love with everything about this town and the community. I have been buying and selling real estate in Chico since 1981 as a builder and developer which gives me a unique perspective on the Chico housing market.

About the area
Chico is one of the most resilient real estate markets in California; it also happens to be one of the most stable. While other markets throughout the state are going through roller-coaster ups and downs, you’ll find that the Chico market responds by increasing or decreasing prices in relation to the overall market and economy, but never in extremes.
Buying a home in Chico is an excellent decision whether you’re purchasing the home with plans to live here or whether you’re buying as an investor.
For Homebuyers
From a living standpoint, it doesn’t get much better than Chico. You don’t have to take my word for it, though, just ask Men’s Journal, who recently listed Chico as one of the top 25 places to live in the entire United States with the designation, “best place to get your degree, then settle down.” The April 2010 issue of the national magazine praises Chico by saying, “College and community mesh so neatly in Chico that the would-be Sacramento Valley farm town has more than a little in common with eastern brick-and-ivy burgs, with its leafy streets and coffee houses, and arched brick campus buildings in the middle of town.” The article continues to praise Chico’s locality and close proximity to so many largely different environments, each with its own set of activities, namely snow sports at Mount Shasta or Lassen Park, water sports at Lake Oroville, fishing at any one of our incredible lakes, rivers or creeks and of course the multitude of activities offered by Chico’s Bidwell Park, the 3rd largest municipal park in the country. Chico also happens to be home to the Sierra Nevada Brewery, one of the top rated breweries in the nation and home to over 20 different brews and one of Chico’s favorite restaurants.
Not a fan of Men’s Journal? Money Magazine, Sperling’s Best Places and Forbes Magazine have also ranked Chico in their top places to live in the country over the last few years.
For Investors
Chico is also home to California State University Chico which is ranked #6 in the nation for master’s programs at public universities by U.S. News. It may be this aspect alone that makes Chico such a desirable location for real estate investing as there is a constant inflow of students in need of housing. This, of course, doesn’t negate or downplay the fact that Chico has a very diverse population with evenly distributed age groups that make investment properties an excellent choice. A large portion of Chico residents are renters and you will be hard pressed to find many homes remaining on rental websites or newspaper classifieds for any more than a month at most. Rental property pricing is excellent and as a result of the usual greater demand than supply of quality rental homes in the area, you can rest assured that your investment dollars will not be misplaced.
